What Is a Domestic EICR?
A domestic Electrical Installation Condition Report, or EICR, checks the safety and overall condition of a home’s fixed electrical system. This includes the wiring, consumer unit, sockets, lighting circuits, earthing and bonding.
For rented properties, landlords are usually required to arrange an EICR at least every five years, unless an earlier inspection is recommended in the previous report. Homeowners may also choose to have one carried out when buying or selling a property, planning renovations, or checking the condition of an older home.
Using a qualified electrician for an EICR can help spot electrical faults early, reducing the risk of bigger, more disruptive, or more expensive problems later on.
When might you need an EICR?
- When you buy or sell a home, an EICR can show whether the electrical installation is safe and whether repairs may be needed.
- When you rent out a property, landlords generally need one at least every 5 years, or sooner if the last report says so.
- When renovating, extending, or upgrading a property, it helps check the existing wiring before work begins.
- When the property is old, has not been checked for years, or you notice warning signs like flickering lights, burning smells, damaged sockets, frequent tripping, or overheating.
